Travel north along Douglas Promenade, turn off up Summerhill and continue, just before you reach the min roundabout the entrance to Coutts Apartments can be found on your left hand side.

Apartments and internal walls are built in solid block and have double skinned walls with cavity between each apartment. Doors leading from the communal corridors of the main building are dressed with decorative porticos and on entering, every apartment has a generous tiled entrance hallway. All kitchens, utilities, bathrooms and guest WC's also have tiled floors. All remaining rooms are finished for carpet.
KITCHEN AND UTILITY
Kitchens are designed, made and installed by Mark Wilkinson Furniture, one of the UK's leading kitchen makers. Most are finished in walnut, though the Penthouses also have hand painted units to compliment the larger areas. All kitchen worktops are excellent grade solid granite chosen with each room size and shape in mind. Utilities have a sink, flexible taps and space for a washing machine and tumble dryer. Each kitchen has an oven, hob, ventilated extractor hood, microwave, dishwasher, fridge and freezer and the three Penthouses have two ovens and a coffee machine.
Each apartment has a range of bathroom fittings from quality brands such as Kohler, Matki and Showerlux. The aim has been to provide large walk-in showers where ever possible and a whirlpool bath in each apartment. The soft tones of the tiles and lighting has created a calm and luxurious ambience. Basins have been thoughtfully chosen and mirrored cabinets or under basin cupboards provide useful storage. WC pans are wall mounted or back to wall to complete the sleek and pleasing look of the bathrooms.
All bedrooms have en-suite bathrooms. Some apartments have a shared 'Jack and Jill' facility on the second bathroom to provide shared guest cloakrooms but most have a separate guest WC. Some bedrooms have walk-in wardrobes and rooms can accommodate free standing furniture or can be fitted with built-in units. All have bedside lighting and cabinets for TV's.
The heating is a wet under floor system heated at a commercial rate (rather than residential rate) by gas. The main boilers are located in the boiler room under the annexe from which hot water is provided for the heating and hot water system and charged as taken, per apartment. Each apartment has a electric 'heat plate' in the service cupboard of the utility which serves as a booster facility to ensure hot water is available at all times, no matter how many baths or showers are in use.
Separate Study - Apartments 3,4,5,7 and 11. Own Patio - Apartments 1,2,3,4,5,6,7 and 14. Own private garden - gatehouse and Rooftop Penthouse ( with Hot Tub). Small balcony - Apartments 8,9 and 15.
A Concierge service will be provided between 9:30-5:30 Monday to Friday. The team are available to provide all manner of assistance including - making appointments, organising laundry and dry cleaning, arranging domestic help or catering, organising taxis, theatre tickets, restaurant bookings, sourcing services available in the Treatment Room (beauty, physio, orthotics, massage, alternative, holistic therapy etc.) arranging gym instruction, personal training, swimming lessons etc. The Concierge team can provide help and advice on all island facilities and regular what's on news. Importantly, the Concierge team provides a direct link to the Management Company.
POOL, SPA, SAUNA, GYM AND TREATMENT ROOM
The swimming pool is 10 meters long and 4 metres wide with solid step access at the side. The Jacuzzi spa is set alongside the pool near the relaxation area. The sauna is accessed from the pool area and a separate treatment room, accessed from the pool or changing area, is available for Apartment owners to reserve for various treatments or therapies. The gymnasium is equipped with CV and weight training machinery. Male and Female changing areas include toilets, showers and lockers and provide access to the pool.
FIRE AND SPRINKLER SYSTEM AND ENTRANCE CONTROLS
Each apartment is fitted with a sprinkler system. Gate and front door opening can be controlled from the Concierge desk and from each apartment and these entrance controls feature a black and white viewing screen.
Apartments are extensively wired to future proof most owners requirement for audio/visual equipment. The Wet Penthouse show apartment is completely fitted with the state of the art Bang and Olufsen sound system and televisions. Each apartment has a beautiful lighting system allowing 'mood' settings by remote control in most areas.
GARAGE. MEZZANINE STORAGE AND PARKING STAND: Each apartment has a private garage with a generous mezzanine store within the roof, accessed by a pull down ladder. A parking stand is also allocated within the grounds.
The Coutts House Management Company: The Management Company will ultimately be owned by all the apartment owners in equal shares. Until such time as all the remaining apartments are sold, the Management Company will be run by a Director of Espace Properties Limited who will liaise with and delegate to the Concierge service to provide and organise all maintenance and service requirements for the building, grounds and bin store.
