Should you instruct us to rent your property on a let only basis we will undertake the following:
TERMS FOR PROPERTY LETTING SERVICE
Chrystals Residential Lettings offer a professional Letting and Mangament Service. With a fully computerised Account Management System.
LETTINGS ONLY
Our Letting of the property is 10% of the rental income plus V.A.T. payable when the first months rent and deposit is paid.
CHRYSTALS WILL
a). Make an initial inspection of the property and valuation for rental purposes and prepare a brief schedule of condition listing any items of damage.
b). Prepare particulars and circualte these to any existing enquiries which we have on file from prospective tenants.
c). If required, the preparation of an advertisement for the local press, and arranging for this to be displayed at regular intervals. Cost for advertising will be at the Landlords expense.
d). Apply for a Bankers/Personal reference on suitable Tenant(s).
e). Arrange for the Lease to be prepared by your Advocate (cost to be divided equally between landlord and tenant). Or prepare a standard Lease arrangement provided by us at a cost of £25.00 plus V.A.T.
f). Arrange for the meters to be read prior to the commencement of the Lease.
g). Measure the oil tank if appropriate.
h). Collect the first months rent and deposit.
i). Arrange Standing Orders for future rental payments to your nominated account if we are not managing the property.
j). Hand over the keys.
If the property is furnished and inventory should be provided and should form part of the Lease. If you require Chrystals to prepare an inventory, this weill be charged at £100.00 plus V.A.T. for this service.
If you wish Chrystals to manage the property, we will charge 12.5% of the rental income for the term of the Lease, plus V.A.T. together with the other agreed expenses which will be deducted on a monthly basis.
MANAGING A RENTAL PROPERTY
a). Ensure the rent is received promptly, remitting the rents on a monthly or quarterly basis, net of any commission, V.A.T., authorised expenses or witholding income tax if appropriate, to your nominated account.
b). At the end of the Lease we will inspect the property, check the inventory and report on its condition and will ensure that utilities have been paid up to date before returning the deposit to the tenants.
c). It is recommended that the gas boilers should be serviced at least once a year and this can be scheduled if required. Any items of repair or improvement are not included in our management service, but supervisiion can be undertaken at an agreed cost.
d). It is important that the property is property insured, the Landlord being responsible for the building, which should also cover for Third Party Liability. The Tenant to pay the premium in relation to his/her own contents.
FIRE REGULATIONS
The Fire Precautions (flat regulations) which contains stringent Regulations for Flats came into force in June 1996 and we would recommend all flat owners to familiarise themselves with these regulations.
Chrystals will not undertake the letting of properties which do not comply with the 1996 Fire Regulations.
Although the regualtions applies to flats we would recommend house owners also have some regard to Fire Regulations, particulary the provision of fire blankets , heat detectors and fire extinguishers in kitchens.
