A Step-By-Step Guide

One of the Chrystals rental team will visit your property to assess its rental value and discuss the letting process with you.

Step 2 - Marketing

Once a rental figure has been agreed and you decide that you want to put your property on the market, we'll begin to advertise your property for you. We use three key advertising channels - our website, the local press and a regular in-house magazine - so you can be sure that your property reaches as many prospective tennants as possible.

Step 3 - Viewings

Once your property has begun to generate some interest, a Chrystals member of staff will provide accompanied viewings for all prospective tenants.

Step 4 - Offers

As soon as a prospective tenant has decided that they would like to rent your property, we will contact you ASAP. Simply choose your preferred method of contact - phone, text or email. Should the tenant offer less than the full rental value, we will act as the middleman in all negotiations.

Step 5 - Preparation for tenants

Chrystals will liaise between you and your new tenant in order to provide a moving in date. Before this date, we will obtain all the necessary documentation and provide a full inventory of the items left in the property by you.

Step 6 - Safety

We'll help to ensure that all your appliances conform to safety regulations and the necessary fire prevention measures are in place.

Step 7 - Insurance

Before the tenant moves in, you need to make sure that you have appropriate building and contents insurance in place.

Step 8 - Moving in

Chrystals will manage the monthly rents for you, ensuring that the first month's rent is taken in advance and that the deposit is secured. You will then receive your monies from us, minus our small management fee, every month thereafter.

Step 9 - Moving out

Your tenants will be required to give one month's notice before moving out. Once we have recieved notification of this, we will immediatley begin to market your property once again. We'll also arrange to collect all keys from the tenant and ensure that all items on your inventory are present and correct. Should anything be missing/damaged, we'll arrange to make the necessary deductions from the deposit.
